A Look Inside the Marketing Strategy Behind One of Our Most Engaged Nichols Hills Listings
When 6638 Avondale Drive came to market in Nichols Hills, we knew from the beginning that conventional real estate marketing would not be enough.
The 1937 English-inspired estate has more than 8,000 square feet, a remarkable collection of architectural details, richly individual interiors and a private outdoor setting overlooking Evangeline Park. It is the kind of property with more than one story to tell.
So rather than treating its launch as a single announcement, we built an ongoing marketing campaign around it.
Within the first weeks of the campaign, content featuring 6638 Avondale Drive generated more than 160,000 tracked views and 26,000 clicks across our social platforms.
Those numbers are exciting. More importantly, they demonstrate what can happen when a property's marketing is developed specifically for the property itself.
Marketing the Property, Not Just the Listing
Our approach to real estate marketing begins with a simple question: what will make someone stop and pay attention to this particular home?
For Avondale, the answer was never going to fit into one description.
There was the architecture. The interiors. The craftsmanship. The scale. The gardens and pool. The location in Nichols Hills. The relationship between formal spaces and everyday living. Even the atmosphere of the home deserved its own story.
Instead of trying to communicate all of that at once, we developed individual pieces of content around different aspects of the property.
The initial listing launch introduced the estate and its most important features. Additional reels explored the lifestyle surrounding the home, from mornings in Nichols Hills to afternoons on the golf course and evenings spent at home.
Another campaign looked closely at the materials and craftsmanship throughout the residence, focusing on the smaller details that become more compelling the longer you look.
Each piece gave potential buyers another reason to encounter the property and another way to understand it.
Turning an Interior Aesthetic Into an Editorial Story
One of the clearest examples was our feature, “Defining the Ralph Lauren Aesthetic.”
Rather than publishing another traditional property post, we stepped outside of conventional real estate language and explored why the interiors at 6638 Avondale feel so distinctive.
The home has a sensibility that immediately brought Ralph Lauren to mind: European influence paired with American ease, antiques mixed with polished furnishings, Persian rugs, cognac leather, stone, hand-scraped wood, pattern and patina.
That became the story.
The resulting content was not simply about a house for sale. It became a piece about interiors, personal style and the elements that give a home a sense of identity.
That distinction matters.
People do not use social media solely to look for real estate. They use it to discover places, design, history, ideas and things that inspire them. Creating property marketing that belongs naturally within those conversations allows a listing to reach audiences well beyond people actively scrolling through homes for sale.
One Property, Multiple Reasons to Pay Attention
A common mistake in listing marketing is assuming that once a home has been announced, the audience has seen it.
In reality, every piece of content creates another opportunity for discovery.
For Avondale, we deliberately varied both the subject and format of our marketing. Wide exterior imagery established the estate and its setting. Video gave viewers a sense of movement and scale. Detail-driven posts slowed things down and focused attention on craftsmanship. Lifestyle content placed the property within the larger experience of living in Nichols Hills.
The goal was not simply to post more often. It was to tune into more interesting things to share about the property and the why behind them.
By giving each piece of content its own purpose, we could continue placing the property in front of potential buyers without making the campaign feel repetitive.
The Reach of Sotheby’s International Realty
Exceptional local marketing becomes even more powerful when it is supported by a global brand.
One of the most significant moments in the Avondale campaign came when Sotheby’s International Realty selected the property to share through its own social media channels.
For a Nichols Hills property to be placed in front of the international audience associated with the Sotheby’s brand creates a level of exposure that extends far beyond a traditional local real estate campaign.
It is also one of the reasons our relationship with Sage Sotheby’s International Realty matters to our sellers.
The value of the network is not simply having a recognizable name beside a listing. It is access to a larger ecosystem of marketing, media, agents and potential buyers, along with opportunities for exceptional properties to be amplified to audiences around the world.
For a one-of-one property like 6638 Avondale Drive, that reach matters.
Building a Digital Presence Beyond Social Media
Social media was only one piece of the strategy.
6638 Avondale Drive was supported by its own dedicated property website, professional photography, aerial imagery, video, search-optimized property content and continued placement throughout the Jennifer Kragh Group digital ecosystem.
Our website content also gives us the opportunity to tell the story in greater depth than a listing portal allows.
The property was introduced through a dedicated feature exploring its English-inspired architecture, history, interiors and setting overlooking Evangeline Park. Additional editorial content creates even more context around the property while strengthening its association with Nichols Hills real estate, Oklahoma City luxury homes and architecturally distinctive properties online.
Each piece supports the others.
Someone may first discover the home through Instagram, encounter it again through Sotheby’s International Realty, search the address later, visit the property website or find an article through Google.
That interconnected digital footprint is intentional.
More Than 160,000 Views in the Opening Campaign
By early September, our tracked social content for 6638 Avondale Drive had surpassed 160,000 views and 26,000 clicks.
Individual posts performed very differently, which is exactly what we expect. Some reached broad audiences while others generated engagement from smaller, highly interested groups.
Together, however, they created repeated exposure around a single property and helped establish a recognizable identity for the listing.
For us, that is the more meaningful measurement.
Marketing a distinctive property is not about publishing a listing once and hoping the right buyer happens to see it. It is about creating enough compelling entry points that the property continues finding its way in front of new audiences.
Extending the Experience Beyond the Screen
The marketing experience for 6638 Avondale Drive did not end online.
For in-person showings, we created two custom print pieces designed specifically for the property: a four-page folding brochure and a 32-page property book that prospective buyers could take with them after touring the home.
Both were produced to feel substantial in hand, with high-quality paper, elevated photography and a level of detail that reflected the caliber of the property itself. The larger book allowed us to go far beyond a standard feature sheet, giving buyers a more complete look at the home’s interiors, grounds, finishes and amenities in a format they could revisit after the showing.
That matters because a home like Avondale is difficult to fully absorb in a single walkthrough.
Providing buyers with something beautifully produced to take home extends the showing experience, helps the property remain memorable and gives them an easy way to revisit the details that stood out most.
For us, print collateral is not an afterthought. It is another touchpoint in the overall presentation of a listing, and it should feel just as considered as the photography, video, social content and digital marketing surrounding it.
A Different Approach to Luxury Real Estate Marketing in Oklahoma City
No two properties we represent are exactly alike, so we do not believe their marketing should be either.
A historic Tudor may call for a story about preservation. A downtown residence may be better understood through the lifestyle surrounding it. An acreage estate may require us to communicate a sense of place that photography alone cannot capture.
And occasionally, a Nichols Hills estate gives us enough material to talk about Ralph Lauren.
Our job is to recognize what makes a property worth noticing, develop a strategy around it and use every resource available to put that story in front of the right audience.
6638 Avondale Drive offered an extraordinary amount to work with.
The response showed us people were paying attention.
