How 1606 Guilford Lane Sold Without a Public Market Launch

Not every successful real estate sale begins with a sign in the yard.

In August, Jennifer Kragh Group represented the seller of 1606 Guilford Lane, a classic Nichols Hills residence that sold for $1,706,250 before the property was ever introduced through a traditional public marketing campaign.

The sale is a good example of something that can be difficult to quantify when choosing real estate representation: the value of access.

Access to other agents. Access to qualified buyers. Access to conversations already happening within the market. And, through Sage Sotheby’s International Realty, access to a network that extends far beyond the boundaries of a single neighborhood.

A Rare Setting in Nichols Hills

Built by Raymond Carter, 1606 Guilford Lane occupies approximately 0.63 acres in Nichols Hills, a particularly significant piece of the property in a neighborhood where lots of this scale are becoming increasingly difficult to secure.

The 4,136 +/- SF main residence includes four bedrooms, three full baths, one half bath, multiple living and dining spaces and three fireplaces.

Many of the principal living areas had already been updated while retaining the character of the original home, but the property still offered meaningful opportunities for its next owner to continue shaping it. That balance mattered.

Rather than presenting a completely finished house with someone else’s vision already imposed upon it, Guilford offered substantial architecture, mature grounds and important improvements alongside room for a new owner to make it distinctly their own.

The Pool That Defined the Property

At the center of the grounds is one of Guilford’s most memorable features: a custom Dee Johnson swimming pool finished in one-inch, hand-laid cobalt blue tile.

Believed to be among the earlier pools of its kind in the Oklahoma City metro, it sits within expansive brick terraces and mature landscaping originally designed by landscape architect Tommy Roberts and later enhanced by John Fluitt.

Overlooking the pool is a detached, glass-walled cabana measuring approximately 744 +/- SF.

The heated space includes generous living and dining areas, a kitchenette and powder bath, with walls of glass opening directly toward the pool. Because the cabana was not included in the marketed square footage of the main residence, the property offered nearly 4,900 +/- SF of combined finished living space.

Together, the house, pool, cabana and unusually generous grounds created the kind of property that is increasingly difficult to replicate in Nichols Hills.

When the Right Buyer Is Already Within Reach

A public listing campaign can be incredibly powerful, but it is not the only path to a successful sale.

Sometimes the most effective strategy begins before professional photography is published, before a property appears across consumer real estate websites and before a social campaign is launched.

It begins with knowing who should know about the property. For 1606 Guilford Lane, Jennifer Kragh Group was able to work through established agent relationships and private conversations to bring the property to the attention of the right audience.

The result was a successful sale at $1,706,250 without the property requiring a traditional public launch. The transaction closed on August 18, 2026.
